Spring into a spring sale!

Despite the Sydney property market coming off the boil, the market down in Milton-Ulladulla area remains quite stable.

There’s still a lot of sea changers looking for property down here.

Yes, the market has softened a little, but the top end of the market is still achieving phenomenal results.

In the mid-range price bracket, there’s a bit more competition out there now, however, if it’s the right product it is still selling - so it’s definitely not all doom and gloom. The lower end of the market is still quite appealing to investors and first home buyers.

Land sales have eased slightly, but again, the good blocks are still being picked up for quite strong prices.

So, while Sydney-siders might be feeling the impact, we’re not expecting to see any major impact on the market just yet, especially when we’re coming into the best selling season, which is the spring market in the lead up to Christmas.

After a cold winter, the flowers and coming out, grass is greening up, weather’s getting warmer and people are coming to the area for their weekends away. This is the time they tend to start looking to purchase.

It’s often all about timing. Retirees, or people with young families and kids at school, want to typically move at the end of the year in the school holidays so they can settle into their new environment, get to know the area and start the new year at their new school.

In the current market, some properties are taking longer to sell, so if you were to list now, there’s a good chance of selling before Christmas.

We are still going to have people upsizing, downsizing and relocating to the coast, so we’re expecting some encouraging results and fingers crossed for a bumper spring season.

If you are thinking of selling, it’s a good idea to have a good spring clean – de-clutter, do a thorough clean of the whole house, open up the windows, air the home out , let that great sunshine in and the wind blow through. It’s also a good time to get carpets and windows cleaned, prune back garden if neccessary and mulch it… get everything looking perfect - If the sun’s shining, the house will be too.
