You don’t have to wait until spring

Why wait till spring, winter is a great time to sell, with plenty of grey nomads visiting the area and enjoying our fantastic climate.

If you’re thinking of selling, don’t be put off because we’re coming into winter. We live in a pretty mild climate and there’s so much to do in the area at this time of year, that people are still flocking to the district.

The beaches are less busy and the ocean is still warm, the mild days are ideal for bushwalking, cycling and golfing and, let’s face it, it’s ideal weather to make the most of our fantastic eateries and boutique shops.

There’s plenty of potential buyers enjoying short breaks, long weekends or caravanning in the area now that the summer rush is over. It’s a quieter, more relaxing time and often it’s the ideal time of year for empty nesters, retirees and downsizers to go house-hunting.

There’s a handful of properties on the market, but not all the competition that comes with the spring and summer months when everyone decides to put their homes on the market.

Despite what the media might have you believe, the property market in our area is not all doom and gloom. We are still achieving sales and, while there’s some challenges out there, the people relocating, retiring from Sydney or Canberra, or downsizing, are still paying fair prices, so don’t be afraid to list your home sooner, rather than later.

Selling in winter can be daunting, but it needn’t be.

They key is to make your home feel warm and inviting. For every inspection, it important to crank up the air con or have the fireplace roaring – there’s nothing more off-putting for buyers than to walk through the front door and it feels like an ice box! If it’s a holiday home, our sales staff make the effort to arrive early, open curtains to let the sun in and switch on the heating.

You can also make your home feel more snug by adding throw rugs on the bed and lounges and scattering plush cushions on the couch. Outside, trim gardens to let the natural light into dark areas and, if you have a fire pit, fire it up so potential buyers feel like they want to stay and soak in the atmosphere.

Warmth, light and atmosphere goes a long way.
